We offer a solution to landlords who want income from their property but don’t necessarily want to deal with the day-to-day headaches of being a landlord. We rent properties from landlords and sub-let them on AirB&B and booking.com. You, as the landlord, get the market rate rent for your property. Typically, we offer 3 or 5 years guaranteed rent. We do everything else. You just recieve the rent.
We operate on a win-win-win basis. The landlord wins as they have a guaranteed income without the headache. The guests win as they have comfortable accommodation for their stay. We win as we make additional profit from offering serviced accommodation. We have cleaners, linen suppliers, maintenance men, and a team of property managers who are specifically trained to run serviced accommodation apartments and houses.
We take on the management of your property and run everything. We place the adverts, take the bookings, run credit and ID checks, manage the guests, the cleaners, Linen suppliers, maintenance and everything else.
Our guests are mainly tourists from Europe and North America, but we also have visitors from other destinations and some business travelers.
Some properties might need some work to bring them up to standard, and serviced accommodation is different to single lets. For example, a property with a sofa bed in the living area would also need somewhere to hang clothes. We may also change some artwork to be more ‘London’ as this helps appeal to international guests travelling to London. As an example, we have apartments that have umbrellas and bowler hats, London underground maps and posters, The Beatles ‘Abby Road’ image. We haven’t done an entire living room wall with a Union Jack yet, but maybe one day…
As we have to maintain high standards to make the properties appealing, you can expect to get your property back in ‘at least’ as good condition, and often better than when we took it on.
Ben Reynolds is the founder of xxxx and has been in property for decades. At university, he worked for a student landlord doing basic maintenance, property management and dealing with tenants. He bought his first investment property in 1992 while in the second year of studying for his BSc at Nottingham. After graduating, he moved to London to pursue a career in advertising, working for Saatchi & Saatchi as a communications strategist. His first London property purchase was a loft apartment in a Grade II listed building in Islington. After a couple of years of refurbishment, he let the property and moved into the West End, where he stayed for 15 years. His home was Fitzrovia and bought, flipped and let property in W1 and considers the West End his spiritual home. He then started in commercial property, taking on leases, refurbishing (into coffee shops) and selling on the lease. He successfully exited the coffee shop business in 2012.
He then moved out of London (briefly) to refurbish a Grade II, 17th-century Tudor Hall House and is now back in London. For the past three years he has also invested with other property developers. Since then has run a digital marketing agency specialising in property investors and property companies. He has been on the rolling 12-month course ‘Property Entrepreneur’ for the past three years and has been a speaker at many of their events. He is also part of pin (Property Investors Network), where he is an official speaker at pin meetings. For the past two years he has been involved in ‘Short Stays’, another R2RSA (Rent-to-rent serviced accommodation) company with properties in Covent Garden.
Property Entrepreneur is a rolling 12-month course with around 100 members on the advanced course. There is a full-day seminar every month at The Belfry in Birmingham where people from across the country gather for a full day’s training on property, running your own business, finance and well-being. There is also extensive networking where you get to meet some of the UK’s most successful property investors to share advice and investment strategies.
This course is run by Simon Zucchi, owner of pin (Property Investors Network), which is the UK’s largest property networking and training organisation with over 50 meetings across the UK every month. Property Magic Live is a three-day residential course covering the main property investment strategies. Strategy Implementation Live is a separate three-day course covering how to implement those strategies. Ben Reynolds has completed both courses and has been a member of pin for several years, as well as being an official speaker at pin meetings across the country.
Property CEO is a three-day residential course. The main of the course is to teach you how to surround yourself with professionals in your property business. The course also focuses on Commercial to Residential developments.

The content shows how delivering a ‘lifestyle’ rather than a room can be more profitable, with fewer voids and better community than a standard, magnolia offering.

We organise and cover the cost for fire safety and gas safety certificates, removing compliance from your to-do list.
We are looking for one and two-bedroom apartments that have street access. Ideally on one of the West Ends quieter, residential streets. The properties need to be in reasonably good condition but the communal areas need to be very well maintained.
